At this stage, I conduct a detailed analysis of comparable sales within a one-mile radius of your property over the past year. From there, I reach out directly to the agents involved to gather insight into their selling process, potential buyers, and the specific conditions of the surrounding micromarket. This research-driven approach ensures every listing is positioned strategically, backed by a clear, data-informed understanding of the market landscape.
